To send marketing SMS messages regarding new listings, local events, coastal lifestyle content, beach town guides, retreat offerings, and other relevant communications to contacts who have opted in to receive marketing messages from Emerald Coast Lifestyle LLC;
To send service SMS messages including appointment confirmations, reminders, booking confirmations, application status updates, and time-sensitive listing alerts to contacts who have opted in to receive service messages and whose activity triggers a message;
To operate, maintain, and improve our website, including analyzing traffic patterns, testing content, and measuring user engagement;
To display social media content, embedded maps, and embedded videos on our website and to track and analyze your interactions with such embedded content;

GoHighLevel: GoHighLevel is our primary customer relationship management (CRM) and marketing automation platform. We use GoHighLevel to manage contact records, opt-in forms, funnel pages, landing pages, appointment scheduling, and SMS message delivery. GoHighLevel processes personal information including names, email addresses, phone numbers, and consent records on our behalf and subject to our instructions. GoHighLevel does not use our client data for its own marketing purposes and does not share our contact data with third parties.
Twilio: Twilio is a cloud communications platform that provides the underlying SMS delivery infrastructure used by GoHighLevel to transmit text messages from Emerald Coast Lifestyle LLC to opted-in contacts. Twilio processes mobile phone numbers and message content for the sole purpose of facilitating message delivery and does not use this data for its own independent marketing or commercial purposes.

We do not authorize any service provider to sell, share, or otherwise disclose your personal information to any other party except as necessary to perform the specific services described above.

4.2 SMS Opt-In Data — No Third-Party Sharing
We do not purchase, rent, or acquire personal information from data brokers, list vendors, or any third-party lead generation sources for use in our SMS messaging program.
We do not share, sell, rent, transfer, or otherwise disclose SMS opt-in consent information, including mobile phone numbers collected through our SMS opt-in process, with any third party, affiliate, or business partner under any circumstances and for any purpose whatsoever. This prohibition applies regardless of whether the third party is a service provider, a business partner, an affiliate, a co-marketer, a lead purchaser, or any other entity. SMS opt-in data is used solely and exclusively to send SMS messages from Emerald Coast Lifestyle LLC to the individual who consented to receive those messages.

4.3 Lead Handling
All leads generated through our website, contact forms, landing pages, and CRM forms are handled exclusively and internally by Emerald Coast Lifestyle LLC. We do not pass leads to third parties, partner agents, referral networks, or any other external entity. Lead data and SMS consent data are maintained as entirely separate and independent records and are never combined, cross-used, or disclosed in a manner that would connect your SMS consent to any third-party lead transaction.

4.4 Affiliate Tracking
Emerald Coast Lifestyle LLC does not use affiliate tracking programs. All leads and contacts originate exclusively from our own forms, our own website, and our own marketing channels. No affiliate or referral tracking technology is used in connection with our SMS messaging program or our data collection practices.

4.5 Legal Disclosures

5. SMS and Text Messaging
Emerald Coast Lifestyle LLC operates an SMS text messaging program through which we send marketing and service text messages to individuals who have separately and affirmatively opted in to receive such messages. This section describes our SMS program in full, including the types of messages we send, how consent is obtained, how message recipients can opt out, and how we handle SMS opt-in data. Our SMS program is operated in full compliance with the Telephone Consumer Protection Act (TCPA), the regulations of the Federal Communications Commission (FCC), the guidelines of the Cellular Telecommunications Industry Association (CTIA), and all applicable carrier requirements for Application-to-Person (A2P) 10DLC messaging.

5.1 Description of the SMS Messaging Program
Emerald Coast Lifestyle LLC sends two categories of SMS text messages to opted-in contacts: marketing messages and service messages. These two categories are described in full below.
Marketing SMS Messages: Emerald Coast Lifestyle LLC uses marketing text messages to communicate with prospective home buyers and sellers along the 30A, Destin, and surrounding Emerald Coast areas. Specifically, marketing messages are used to share new property listings and MLS updates; to follow up with leads who have inquired about buying or selling a home; to schedule and confirm property showings and consultations; to notify contacts about upcoming local events and community guides; and to provide personalized real estate updates relevant to each client's search criteria. Marketing messages may also be used to share information about coastal lifestyle content, beach town guides, and retreat offerings for interested contacts who have opted in to receive communications from Grace and Emerald Coast Lifestyle LLC. Marketing message types include educational tips and content, special offers and promotions, event invitations, and re-engagement messages. Marketing messages are sent at a frequency of up to 8 messages per month.
Service SMS Messages: Emerald Coast Lifestyle LLC uses service text messages to send appointment confirmations and reminders for scheduled home showings, buyer and seller consultations, and free discovery calls. Service messages are also used to follow up on submitted contact or inquiry forms, share requested property information or MLS search results, provide status updates during the home buying or selling process, and send time-sensitive notifications such as listing alerts for properties matching a client's specified criteria across 30A, Destin, and surrounding Emerald Coast communities. Service message types include appointment reminders, booking confirmations, and application status updates. Service messages are sent only when triggered by client activity — for example, when a client submits a contact form, books a consultation, or requests property information. Message frequency for service messages varies and is dependent solely upon the frequency of client-initiated activity.

5.2 How Consent Is Obtained — Opt-In Process
Emerald Coast Lifestyle LLC obtains SMS consent through a clearly displayed, affirmative, and unchecked consent checkbox that is presented to users at the point of opt-in on our website contact form, CRM forms and funnel pages, and landing page forms. The consent checkbox is never pre-checked. Consent must be actively and voluntarily provided by the individual submitting the form. A mobile phone number field is required on all forms through which SMS consent is collected. Policy links to this Privacy Policy and our Terms of Service are visible in the footer of all opt-in forms.
Providing your phone number on our contact forms, registration pages, or intake forms does not, by itself, constitute consent to receive SMS text messages from Emerald Coast Lifestyle LLC. Consent to receive text messages is obtained separately through an affirmative, unchecked checkbox specifically designated for SMS consent at the point of opt-in.

5.4 Message Frequency
The frequency of SMS messages sent by Emerald Coast Lifestyle LLC varies by message category as follows:

Marketing SMS messages: Up to 8 messages per month per opted-in contact. This frequency cap applies to all marketing message types, including educational tips and content, special offers and promotions, event invitations, and re-engagement messages.
Service SMS messages: Only when triggered by client activity. Service messages are not sent on a scheduled or recurring basis. They are sent exclusively in direct response to a client-initiated action, such as submitting a contact form, booking an appointment, requesting property information, or another qualifying activity. There is no predetermined frequency for service messages; the number of messages a client receives is determined entirely by the frequency of their own activity.


5.5 Message and Data Rates
Message and data rates may apply to all SMS messages sent by Emerald Coast Lifestyle LLC. The rates charged for text messages and data usage are determined by your individual wireless carrier and the specific plan under which your mobile device operates. Emerald Coast Lifestyle LLC does not charge any fee for SMS messages it sends. You are solely responsible for any message or data charges assessed by your wireless carrier in connection with SMS messages you receive from Emerald Coast Lifestyle LLC.

5.6 Supported Wireless Carriers
Our SMS messaging program is supported by major United States wireless carriers, including AT&T, Verizon, T-Mobile, Boost Mobile, MetroPCS, and U.S. Cellular. Coverage and message delivery may vary by carrier and geographic location. Emerald Coast Lifestyle LLC does not guarantee that SMS messages will be delivered successfully on all carriers or in all geographic areas. 5.7 How to Opt Out of SMS Messages
You may opt out of receiving SMS messages from Emerald Coast Lifestyle LLC at any time by replying STOP to any SMS message you receive from us. Upon receiving your STOP request, Emerald Coast Lifestyle LLC will process your opt-out immediately and you will receive a single confirmation message acknowledging that you have been unsubscribed from our SMS messaging program. The opt-out confirmation message will identify Emerald Coast Lifestyle LLC by name and confirm that no further messages will be sent. After your opt-out has been processed, you will not receive any further SMS messages from Emerald Coast Lifestyle LLC unless and until you separately and affirmatively re-enroll in our SMS program by providing new consent.

Every individual who receives an SMS message from Emerald Coast Lifestyle LLC has independently and voluntarily opted in to receive such messages through one of our designated opt-in forms. 6. Data Security
Emerald Coast Lifestyle LLC implements and maintains reasonable and appropriate technical, administrative, and physical security measures designed to protect the personal information we collect and retain from unauthorized access, unauthorized use, unauthorized disclosure, alteration, destruction, and loss. Contact and Inquiry Data: Personal information submitted through our contact forms, CRM forms, and landing page forms — including names, email addresses, phone numbers, and inquiry details — is retained for as long as the individual remains an active or prospective client of Emerald Coast Lifestyle LLC and for a reasonable period thereafter to support ongoing business operations, legal compliance, and record-keeping obligations.
SMS Opt-In Consent Records: SMS opt-in consent records and all supporting documentation — including the date and time of consent, the form or page through which consent was provided, the IP address associated with the consent submission, and any related consent artifacts — are retained for a minimum of five (5) years from the date consent was obtained. This retention period is required to support compliance with TCPA recordkeeping obligations and carrier compliance requirements for A2P 10DLC messaging programs.
SMS Opt-Out Records: SMS opt-out records, including the date and time of each STOP request received and processed, are retained permanently to ensure that opted-out mobile numbers are never reactivated without a new affirmative opt-in consent.
Website Analytics and Tracking Data: Automatically collected data, including IP addresses, device identifiers, browsing history, and interaction data, is retained for the periods established by our analytics and tracking service providers, and in any case for no longer than reasonably necessary to fulfill the analytical and operational purposes for which it was collected.
Legal Hold: Notwithstanding the foregoing retention periods, Emerald Coast Lifestyle LLC may retain personal information for longer periods when required by law, when subject to a legal hold, or when necessary to protect our legal rights in connection with anticipated or pending litigation, regulatory inquiry, or other legal proceeding.
